“Real estate prices have dropped considerably and there is a glut of houses on the market. Taxes and insurance have eaten into the investor’s pocket, turning what should be a no-brainer buying opportunity for the investor into a wait and see holding pattern. Investors want to buy, but they need to see cashflow in a property before they do and those opportunities seem to be few and far between right now,” says co-host Grassey.
“But we also see the market changing,” Allender says. “The number of foreclosures in the Tampa Bay area has quadrupled since last year and is only going to grow. Taxes and insurance have combined with rising adjustable rate mortgages to cause an onslaught of foreclosures. There is a tremendous buying opportunity coming up for investors.”
How do you find deals and what do you do with them once you’ve found them? Allender and Grassey will discuss marketing and lead generation, creative financing, landlording and how to sell houses in a down market. Allender says, “We’ll help people who invest for a living, or supplement their earnings with real estate – we’re also hoping that people faced with issues like foreclosure, hefty tax bills, or even some of the contractor scams that we often hear about will tune in because there are sometimes ways we can help afterward, but even better, I hope we can add an ounce of prevention.”
They have also lined up experts in various real estate niches as guests on the show. “We have lined up experts on foreclosures, short sales, even credit repair as well as some national gurus who live locally. People tuning in will hear several ideas on every show that will help them turn a profit.”
